Prices, Deposit & Refund Policies

  • There is a 6-person minimum nightly rental rate for both the "High" season and "Shoulder" season packages
  • There is a 10-person minimum nightly rental rate during the Christmas holiday, December 15-January 5th
  • Additional guests over count of 14 charged at $30 per night
  • To assure your privacy and enjoyment, we rent to only one party at a time, even if your group uses less than seven bedrooms
  • Check-in time is 3 p.m. and check-out time is 11 a.m. Special arrangements can be made should you desire alternate check-in/check-out times if your flight times are conflicting and there is no other rental that day
  • The reservation deposit is 50% of the total rental fee and is due at the time the reservation is booked. The deposit is non-refundable. Reservation confirmation is not valid until the deposit is received. The balance of the rental agreement is due 60 days prior to arrival. Payments for car usage are also due with the final payment. Vehicle usage hours are Monday - Saturday 8 a.m. to 10 p.m. and Sunday 8:00 a.m. to 2:00 p.m. (Vehicle usage is $80.00 per day, with driver (Manzanillo and Santiago only). Golf transportation to Isla Navidad can also be arranged.
  • In the event of cancellation, the total amount paid is forfeited. If Top Joy Vacations, LLC is able to re-rent the booking at the same total price, the full amount less a 15% cancellation fee will be refunded. After final payment due date the guest count is fixed and cannot decrease. Trip cancellation insurance can be purchased through various insurance companies
  • A $300.00 security deposit is required upon payment of the final balance, which will be returned no later than 5 working days following the receipt of the phone bill pertaining to your rental period and provided no property has been damaged or defaced.
  • The rental fee for Villa La Querencia is figured on a per person per night basis.

Special Villa Amenities

Your rental fee includes the use of the Villa's qualified and friendly house staff. The following services are provided at no additional cost to our Villa guests.

Transportation Services

  • 1 round-trip, both to and from, the Manzanillo Airport per rental

Food Services*

  • Meal preparation, service and clean up for up to 3 meals per day. Sundays include 2 light meals served by 1:00 p.m. (Guests must pay for all groceries, including beverages and condiments, needed for selected meal preparation)
  • Earliest full breakfast is 8:00 a.m. Last dinner seating is 7:00 p.m. Continental breakfast available upon request for early breakfast needs.

Housekeeping Services

  • Daily maid service is provided for each of the Villa's guest rooms
  • Laundry service is also provided for "normal" washables

Concierge Services

  • The Villa's house staff is familiar with all area activities including golfing, fishing, hiking, scuba diving, snorkeling, boating, tennis, health club facilities, spa services and more
  • Concierge services are available Mondays-Saturdays 8:00 a.m. - 6:00 p.m. and Sundays 10:00 a.m. - 2:00 p.m.

Staff Schedule

  • The staff is off after 2:00 p.m. Sundays. Initial airport pickup or dropoff available Sunday afternoons, but no car, maid or meal service is available.

Tipping Guidelines

  • The Villa staff works hard to make your stay a pleasant one. Your tips for service well done are greatly appreciated. Travel industry suggested guidelines for villa tipping are 10% of the rental cost (more helpful information is included in the rental folder upon booking).

Dining at Villa La Querencia

One of the amenities that are part of our rental package is the service of the Villa's cook staff. They are available to cook and serve up to three meals daily. After finishing your meal, retire to the pool or living room and they will clean up.

One question that is frequently asked regards how arrangements are made for the meals. If you choose to dine at the Villa you are responsible for the cost of the groceries, including beverages and condiments. For regular meals, costs average about $20 - $25 per day per person. Alcoholic beverages and seafood purchases cause this estimated cost to increase. Guests set up a petty cash system with the house manager, advancing him funds to do the grocery shopping. Receipts for purchases made on your behalf are always provided.

Meals at the Villa are served family style. When making your meal selections, please choose the main entrée and side dishes knowing that only one main entrée selection, etc. will be prepared for the group, as we are not equipped to serve each guest a separate menu choice.
